World renowned Ehrenkrantz Eckstut & Kuhn Architects (EE&K) was retained by GDC and charged with the adaptive re-use of the 200,000 square foot landmark building. The result is a novel design that capitalizes on the unique features of the building, most notably through the creation of a 50 foot high, 3,750 square foot glass covered atrium surrounded by single loaded corridors that open to the atrium space. This design creates a unique living experience that is further articulated inside the 146 elongated loft-style apartments. The building’s historic architecture combined with spectacular new design elements not only ensures that the project will retain its enduring appeal for generations but will also provide a competitive advantage over its peers.

 


     

899 North Orange Apartments, Orlando FL
899 North Orange will be located on a 2.5-acre site at the corner of North Orange Avenue and Marks Street in downtown Orlando. The revised plan for this project shows approximately 300 mid-rise apartments in 5-story buildings. 899 North Orange’s 120 du/acre density, which is extraordinary in a wood-frame property, is made possible through a shared-parking arrangement with the adjoining office building, which reduces the construction and effective land costs for the project. GDC is induced for tax-exempt financing through the Orange County Housing Finance Agency and is planning to use these bonds to reduce the cost of capital for the development and to support 899’s affordable component.
