GDC purchased Tuxedo Festival in August 2006 continuing our charge to add unique properties into our portfolio. Tuxedo Festival is located at one of the last major, undeveloped intersections (Roswell & Piedmont Roads) in the Buckhead market of Atlanta.

Brandwyine Town Center & Market Square Shopping Center, Wilmington DE - January, 2006
Through a successful merger with Acadia Realty Trust (NYSE: ACD), GDC acquired a majority interest in Brandywine Town Center and Market Square Shopping Center. The combined properties total one million square feet and feature national tenants such as Lowe's, Target, Bed Bath & Beyond. Brandywine Town Center is in the heart of Wilmington's shopping district and minutes to major corporate headquarters of DuPont and many pharmaceutical companies.

Atlanta Publix Portfolio, Metro Atlanta - December, 2005
This six property, 478,533 square foot portfolio of Publix anchored shopping centers was purchased in November 2005 from Watkins Associated Developers, Inc. of Atlanta. The six shopping centers are Dacula Village, a 76,326-square-foot center that is fully occupied; Towler Village, a 7,000-square-foot center about a mile from Dacula Village; Village at Flynn Crossing, a 95,002-square-foot center in Alpharetta; McDonough West, an 80,998-square-foot center in McDonough; Peachtree East, a 147,802-square-foot center in Peachtree City; and Stockbridge Lakes, a 78,605-square-foot center in Stockbridge.

Mt. Vernon Shopping Center, Mt. Vernon NY, November 2005
Location and a strong national tenant line-up were the driving forces behind our acquisition of a 296,200-square-foot power center right off of the Hutchinson River Parkway in Mount Vernon, New York. Construction on this center was completed in early 2005 and the center is fully occupied, featuring Target, Best Buy, Petco, Bed Bath & Beyond and T. J. Maxx stores.
