Property and Asset Management teams have systems designed
to efficiently grow revenue, reduce operating expenses, protect
the cash flow of owned assets and strategically plan for
future growth of the portfolio.
PROPERTY MANAGEMENT
GDC's Property Management & Accounting divisions use sophisticated on-line
property management software from GEAC, known as Evolution and the eSite
systems. Data is input via our online, hosted software and is available on
an on-demand
basis for executive reporting. This accounting data, along with statistical
occupancy information, can be analyzed through a number of pre-defined and
custom reports for our owners. Along with our property management software,
our management team uses other industry leading technology to streamline
day-to-day operations including
application
screening via FirstAdvantage SafeRent's Scorex system and lease writing from
the NAA's BlueMoon database.
Most importantly, GDC employs dynamic apartment industry
professionals to carry out a defined calendar of management
tasks and customer service activities. Our property management
professionals are trained to produce Quarterly Property Audits & Inspections,
Weekly Occupancy & Delinquency Reporting, and Monthly Budget Variance
Reports. GDC's associates historically remain
as integral members of our organization for many
years and well beyond the multifamily industry's standards.
ASSET MANAGEMENT
GDC's Asset Management department assists the companys
executives with strategic decisions and the Property
Management department with the companies overall
operation through continual planning and analysis with the ultimate goal
of maximizing return on equity for GDC's owners and investors. GDC uses
industry leading modeling software such as DYNA and Argus
to develop pro-forma's,
projections
and retains a nationwide research firm to underwrite markets and help identify
upcoming trends in the economy.
